Financial Literacy / Capabilities


These classes are designed to increase your financial knowledge and skills.  They motivate positive changes in financial behavior over time to build and preserve your assets over a lifetime.  Whether you are planning to purchase a home, save for educational expenses or retirement – good money management is an important first step.

Home Rehabilitation
Qualifications:

  • Income below 80% of Bay County  Area Median Income (AMI)
  • Homeowners over 60% AMI are required to contribute to rehabilitation

            *    10% of total project costs for homeowners between 60% and 69.9% AMI
            *    20% of total project costs for homeowners between 70% and 79.9% AMI

  • Home must be located within a Community Home Solutions target area. Please call for details.
  • Mortgage is current
  • Property taxes are current
  • A homeowner's insurance policy is current
  • Homes located in a flood plain DO NOT qualify
  • Mobile homes not permanently affixed to the property on a solid foundation DO NOT qualify


Provisions:

  • The loan is a lien against your property, bears no interest, is NOT a grant or gift, and must be repaid upon the sale, transfer or conveyance of the property and/or upon death of Homeowner and/or when the property is no longer the Homeowner’s principal residence.
  • Maximum loan value of $35,000 will be used to meet minimum code requirements, increase energy efficiency, and remediate lead-based paint hazards. 
  • Pre-qualification forms must be filled out at CHS


Property Improvement (PIP) Loans

The Michigan State Housing Development Authority (MSHDA) offers low interest home improvement loans for eligible homeowners and landlords.  Go to MSDHA's site to find out more!


Foreclosure Prevention Counseling


Don't wait until you're too late!
